Yorkhill Quay, Glasgow

McInally Associates secured Planning Permission in Principle at the November 2022 Glasgow City Council Planning Committee on behalf of Glasgow Harbour Ltd (which is part of Peel L&P) for the redevelopment of Yorkhill Quay.

The proposals will provide a mixed-use development scheme comprising residential, hotel, leisure and commercial uses. The modern, flexible development proposals comprise of the following:

  • Plot 1 Residential Flatted Development (PRS) (Commercial use on ground floor) - approx. 500 units

  • Plot 2 Residential Flatted Development (Co-living) (Commercial use on ground floor) - approx. 400 units

  • Plot 3 Residential Flatted Development (Commercial use on ground floor) - approx. 200 units

  • Plot 4 Leisure Development - approx. 2,950 meters squared

  • Plot 5 Hotel - approx. 200 bedrooms

The site is currently derelict and inaccessible to the public causing dislocation, with the Riverside Museum and the Clydeside Distillery being isolated visitor attractions at either end of the site. As a key gap site, Yorkhill Quay is seen as a ‘Missing Link’ along the Clyde Corridor. The redevelopment of this site will be a major regeneration project within the City. The enhancement of pedestrian connectivity along the riverfront at his location is vital to unlocking the sites potential, linking major city attractions to help facilitate a joined-up waterfront district.

The development proposals will create a major residential, retail, leisure and tourism destination on the River Clyde.  The design, by Keppie Architects, will set a new standard for the regeneration of Glasgow Harbour. Their design-led approach has focused on the delivery on attractive, high quality public realm and flexible open spaces which provide opportunities for shelter and the creation of natural habitat.  Glasgow Harbour Ltd are in the process of preparing detailed applications for submission to Glasgow City Council.

The proposal for Yorkhill Quay will have a transformational impact on the local area whilst delivering much needed new homes, flexible commercial and leisure space and hotel development at a sustainable location within the City.
